No. Every community within our service area receives the same pricing structure. Whether your property is in the Catalina Foothills or Corona de Tucson, travel and logistics are built into our standard project costs, no mileage fees, no zone surcharges.

How do you handle HOA approval processes?

We prepare all architectural review submissions in-house, site plans, material samples, 3D renders, and specification sheets. In communities like Oro Valley and SaddleBrooke where HOA review is standard, we've built relationships with the review committees and understand what they look for. Most of our HOA submissions are approved on first pass.

Do you work with homes in unincorporated Pima County?

Absolutely. Many of our Tanque Verde, Vail, and Corona de Tucson projects fall in unincorporated areas. We handle all Pima County permitting, grading, electrical, plumbing, and structural, and coordinate inspections directly. Unincorporated properties often have more flexible building envelopes, which creates exciting design opportunities.

Can you work on properties with steep grades or rocky terrain?

It's one of our specialties. Catalina Foothills and Tanque Verde properties frequently involve significant elevation changes, caliche, and boulder outcroppings. We design with the terrain, integrating retaining walls, terraced levels, and natural rock features into the landscape rather than blasting everything flat.
